The Texas Affordable Housing Specialist certification equips REALTORS® with the knowledge to help increase sustainable home ownership. It aims to educate you about state programs available to assist buyers and to provide information to help at-risk homeowners manage their current situation. The more you know about affordable housing programs, the better you can assist your clients in making home ownership a reality.

Participation in all three days is required to earn the designation.

Evictions – What Every REALTOR® Needs to Know

Evictions will always be a part of property management.  Whether you own or manage just one residential unit or hundreds, you will need to know what steps to follow to initiate a successful eviction suit.  In this course, you will learn the details of the eviction process for when a tenant does not pay rent or is holding over after a lease term, and how to file eviction suits for persons in foreclosed properties.  You will also have the information needed to prepare a script for trial as an aid to properly present statements and information at an eviction hearing.  The material also provides information concerning evicting tenants who are in military service, tenants who file pauper’s affidavits, and tenants and former owners residing in foreclosed properties.

Seller Representative Specialist

This two-day program focuses on providing the REALTOR® practitioner with the tools necessary to represent seller clients in a variety of formats. Particular attention is given to differing listing models, office policies, field issues, legal and code ramifications to representing sellers in today’s changing environment. Topics include manual and e-methods of procuring listings, securing the listing, staging the property and marketing venues, representing the seller client when converting consumer inquiries, co-broking with cooperating agents, protecting the interests of the client when fielding multiple offers, negotiating the offer and inspection phase issues, multiple offer situations, in addition to following the pending transaction to closing.
