If you’re interested in learning about ethics and how to develop build-to-suits, plan on attending two back-to-back commercial real estate classes offered on Thursday, July 26, at the Four Oaks Conference Center at 1330 Post Oak, 1st floor auditorium.  Presented by the Houston Gulf Coast Society of Industrial and Office Realtors (SIOR), the classes are sponsored by Commercial Gateway.

From 8 a.m. to noon, SIOR Ethics & Professional Standards is designed to meet the SIOR ethics education requirement while learning more about SIORs ethics, mediation and arbitration practices. This class provides a broad understanding of the generalities in real estate ethics and professional standards as well as completes NAR’s REALTOR® Quadrennial Ethics Training Requirement. It is pending approval for 4.0 elective CE credits through TREC.  Non-SIORs will receive credit for one elective course toward the education requirement for earning the SIOR designation.

From 1 to 5 p.m., the second course, Build-to-Suit Development, is designed to assist real estate professionals in becoming more knowledgeable professionals in the areas of leasing, consulting and development. Students will learn how to maximize profits and analyze projects before a commitment is made, enabling you to “walk away” from a deal, if necessary, to eliminate a possible loss of money and time.

This seminar is a course on “wealth building” and understanding speculative and build-to-suit development. Skills in tenant and landlord representation, financial analysis, negotiations and group dynamics will be challenged. Attendees should bring a financial calculator (HP 12C or HP 10B recommended) and should expect ample algebraic and other math calculations.

The instructor, Robert J. Nahigian, SIOR, CRE, FRICS, MCR, works with Boston’s Auburndale Realty.  Nahigian has more than 40 years of multidisciplinary real estate experience with more than 30 years exclusively in commercial and industrial real estate as a developer, advisor, expert witness and broker. He has handled approximately $4.9 billion of real estate totaling 39 million square feet, including numerous build-to-suit and corporate projects throughout the U.S.  He is recognized as a national leader in his industry as a frequent speaker and a guest newspaper columnist.

Costs are:

  • one course only – $25 for SIOR and Commgate members
  • $40 for nonmembers; two courses
  • $40 for SIOR and Commgate members, $65 for nonmembers
