Spring is here, and I’m really encouraged by what I’m seeing in the Houston housing market. It feels steady. Buyers are still out there, inventory is giving them more options, and prices are starting to level out. Even with everything happening globally, the market here at home is on solid footing. Interest rates are something we’re all watching, but the good news is affordability has actually improved compared to this time last year. That’s a big deal for buyers who’ve been waiting on the sidelines. You can take a closer look at the latest numbers on pages 9-12.

I also want to encourage you to think about ways to grow your business. If commercial real estate has ever crossed your mind, there’s a great opportunity coming up. Commgate and the CCIM Houston/Gulf Coast Chapter are offering a course to help residential agents get started or even work in both spaces. You can find the details on page 36.

And while you’re thinking about growth, have you considered getting more involved with HAR? Running for the Board of Directors is one of the most impactful ways to give back and help shape the future of our association. It’s a commitment, but it’s also incredibly rewarding. You can learn more on pages 26-31.

If that feels like a big step, you can start by serving on an advisory group. There are so many options—MLS, technology, communications, global, government affairs, TREPAC and more! Every one of them plays an important role in what we do. Applications open soon, and you can read more on page 12.
