The Greater Houston rental market heated up in July as leasing activity surged during the peak summer moving season.
According to the Houston Association of Realtors’ July 2026 Rental Market Update, single-family homes totaled 5,185 signed leases, up 12.1% year over year.
The average lease price for a single-family home was $2,419, virtually unchanged from last July, while Days on Market increased from 34 to 37 days. Active listings remained elevated at 9,832 homes, providing renters with a broad selection of available properties.
“July is typically one of the busiest times of the year for renters, and that trend definitely continued this year,” said HAR Chair Theresa Hill with Compass RE Texas, LLC – Houston. “The encouraging part is that we’re seeing strong demand alongside a healthy supply of available homes. Renters have more options to choose from, and that’s helping keep the market balanced as we move toward the fall.”
The townhome and condominium rental market offered renters more choices in July as inventory expanded across the region. Leased listings totaled 706 properties, down 2.8% from July 2025. New listings rose 8.5% to 1,327 units.
Despite the increase in available homes, pricing remained strong. The average lease price rose 4.1% year over year to $2,060. Days on Market increased from 45 to 49 days.
