HAR Adds Two New Features to Tempo MLS

Beginning Wednesday, October 26, two new features will be added to Tempo aimed at improving searches by predefined market areas and facilitating online showing requests from the listing detail report.

Geo Market Area and New Market Area Map

  • A new “Geo Market Area” selection will replace the free-form “Market Area” field in Tempo Quick Search. (Note “MLS Area” is not affected by this change and can still be used)
  • A new market area map has been developed in conjunction with local agents throughout the Greater Houston area defining the new, consumer friendly market area boundaries.  The map is available from the Quick Search page and as an overlay in the Tempo mapping feature.
  • When a listing is added to the MLS, Tempo will automatically select the appropriate market area, based on the property’s location, and add it to the listing record preventing typos or inaccurate selections from being made and providing a more consistent search field.

Request an Appointment Online

A link is being added to the Office Information Section of the Agent Full Report that allows agents to request a showing appointment for that listing.  Showing agents will still need to receive confirmation of the appointment from CSS or the listing agent prior to showing the property.

  • Showing requests for listings signed up with CSS will automatically be directed to the CSS online appointment management system for processing and confirmation.
  • Showing requests for listings of agents whose office utilizes HAR Appointment Manager will be directed to the office email on file with HAR Appointment Manager.
  • Showing requests for listings of agents that manage their own appointments and do not use CSS or Appointment will be directed to the listing agent’s email on file with HAR.

  1. What is the area market for Columbus, TX? Do i have to use the Geo Market Area for reference because there isn’t one for columbus. It just stops at fulshear. I need to know ASAP. I will be sending this info in my buyers rep agreement today around noon.

  2. we appreciate the HAR capability and your hard work to bring these new features; however, we are just step-children for mapping, etc…maybe next Christmas we won’t get coal in our stocking again!

    1. Good Afternoon Driscoll,
When you are in Tempo, can you please right-click by the field Market Area and then click on the Refresh option?  If that doesn’t resolve it, please delete your cookies and cache and restart the browser. If that doesn’t resolve it, please contact Tempo Technical Support: 1-877-805-7301.

  3. Way to go Nathan and all who developed the Market Area Map !

    —  in time, this will make the market area a truly useful field  …  thank you

  4. Great job, this makes property searches so much easier and eliminates the need to go into the details of each property to cull out the listings with incorrect geographic definitions. I’m sure there is a need for additional tweaking of the map boundaries, but this is such a time saver. Thanks!

  5. What can I say, we are fortunate that we have hard-working staff at HAR, always striving to improve systems thereby helping members become successful. Congratulations! This is wonderful!

Will listings prior to this auto-correct the market area?

    1. Lerma,
First, thank you for the positive feedback. It is greatly appreciated. To answer your question, Yes they will be. We went back and applied a market area to all off market listings.  Every listing should have a market area if applicable.  If you have any questions, please let me know.

  6. New map feature is great. Online appointment feature is confusing for showing agents and create more work for Broker office UNLESS listing is on CSS. When will other showing services be direct connected ? Or CSS will be the only service with direct connection ?

    1. Joe,
You could use this as search criteria in a custom search for your client’s client gateway?

  7. This new market area works well for some areas but master planned communities should have their own areas.  For instance, First Colony is now divided into 2 areas, Sugar Land North and Sugar Land South and those areas include subdivisions not in First Colony.  will make if very hard to narrow searches to these planned communities.  Needs some refining.

    1. Good Afternoon Mary Lou,
Thank you for the feedback. This initial map was
developed by hundreds of Realtors across the Houston area and this is
an initial draft and we are taking member
feedback for revisions that will be presented to the mapping task force for
review and make recommended changes.  Any changes that you would like to see need to be as specific as possible.  Please feel free to send any proposed revisions to me directly.

  8. I sooooooo love the appointment setting through CSS.  I just used it and it is simple, easy and fast! Thank you all!

  9. From what I understand so far, the new system will make it diffiuclt for consumers looking in the Katy area unless they already have an understanding of which and how many seperate areas they will need to seach in in order to get a thorough search of Katy.

    1. Good Afternoon Dale,
Initially this map layer will not be available for consumers to use. It will only be for MLS subscribers to use as an option in Tempo.  We can certainly look at consolidating the names of the Katy markets to:
      Katy: North Katy
      Katy: South Katy East
      Katy: South Katy West
      Katy: Old Towne Katy
Please let me know your thoughts on this.  Thank you for your time and feedback.

  10. Love it!  Maybe not perfect, but MUCH better – and love that it’s automatic so no more listing claims of Galleria Area west of Beltway 8, First Colony on east side of Missouri City, etc.  🙂 Thank you!

    1. Celia,
Thank you for the feedback.  We will take this under careful consideration.  If you have any other feedback, please let us know.

  11. It is GREAT, thank you for all your hard work!  I know it will not please everyone but you did an incredible job.  I have been an HAR/MLS member since 1986.

  12. I do not like this new map. There are major issues within the areas Tomball, Magnolia/1488 West, Hockley, and Waller. Those lines need to be corrected.

    1. Good Afternoon Ronnie,
As we spoke this morning, please feel free to contact me directly so that we can review the areas you feel need improvement.  This is our first release of the new Market Area Map and we are certainly open to make revisions to the names and shapes on the map.  Your feedback is critical and needs to be as specific as possible as that will help in getting revisions made.
